What is Included in a Boiler Service? Quick Checklist Guide
A boiler service includes a safety and maintenance inspection of the appliance and flue, a combustion analysis using a calibrated flue gas analyser, checks on system pressure and visible leaks, functional testing of the safety devices, and a written service record listing the readings taken. It is not a repair, and it is not a wipe of the case.

What Is Included in a Gas Boiler Service?
A gas boiler service with us includes removing the case, inspecting the heat exchanger and burner for corrosion and sooting, checking that the flue is genuinely evacuating products of combustion, and running a flue gas analysis to confirm the CO/CO₂ ratio sits within the manufacturer’s stated tolerance.
As expected with any reliable gas boiler servicing, working pressure gets checked against the expansion vessel charge. So does the condensate trap, because that is the component that freezes in January and then gets blamed on the boiler being “broken.”
Safety devices are tested individually. The pressure relief valve, the overheat thermostat, the flame supervision device and the gas valve all have a defined function, and a service confirms each one still performs it. The appliance is then run long enough to fire, modulate and settle. On a combi, the domestic hot water circuit gets the same short trial, and the diverter valve is checked for a clean changeover.
You then receive a written sheet carrying the engineer’s Gas Safe licence details and the actual readings, rather than a verbal “all fine.” That record is what the Gas Safe Register and the manufacturer both expect a boiler service to leave behind.

What Is Included in a System, Regular or Oil Boiler Service?
A system boiler service includes the hot water cylinder, the motorised zone valves and the circulating pump as well as the wall-mounted unit. Where the cylinder is unvented, the discharge arrangement and the temperature and pressure relief valve fall within the G3 competence required to work on it.
A regular boiler service in an older Leicestershire property extends to the feed and expansion tank in the loft, since an open-vented system carries failure points a sealed system does not.
An oil boiler service covers the burner, the nozzle, the photocell, the oil filter and the condition of the storage tank and its bund, which is precisely why we will not quote a combi boiler service against an oil appliance in Rugby. Oil is OFTEC-registered work and it prices differently because it takes different parts and different time.
None of those extras replace the core safety work. A cylinder can be in perfect order while the boiler remains unsafe, or the reverse. We are set up to include the whole check, not only the parts that are easy to reach.
Is Paperwork Included in a Boiler Service?
Yes. Manufacturer warranties are written around annual servicing carried out by an engineer registered for that fuel, and most require the Benchmark logbook to be completed and stamped at every visit. An unstamped logbook is one of the more common reasons a warranty claim gets rejected.
Surveyors in Hinckley and Rugby ask for the most recent service record far more often than sellers anticipate. A conversation over the garden fence does not count.
Keep the date, the combustion readings and the engineer’s registration details filed with the original installation pack. Landlords should hold a copy alongside the CP12 gas safety record. Those are two separate documents serving two separate purposes: a service maintains the appliance, a CP12 certifies it as safe for a tenant. We can often complete both in a single visit on rental properties in Nuneaton, Coventry and Leicester, but only where that is what you booked.
Who Is Qualified to Carry Out a Boiler Service?
The Gas Safe Register licenses engineers to work on natural gas and LPG appliances. OFTEC registers engineers for oil-fired equipment. HETAS covers solid fuel. A heat pump requires different competence again and should never be treated as a bolt-on to a gas boiler service.
Ask to see the registration before the visit, and check the appliance categories printed on the card rather than the front of it. You are welcome to ask us for ours.

What Should I Do Before a Boiler Service?
Clear the cupboard and make sure the case can be removed. Find last year’s service record if it still exists. Write down the noises, the lockout codes, the kettling and the pressure drops from last winter, because that history tells an engineer more than a generic tick list ever will.
If the boiler has been boxed in, say so when you book. Abandoning a Tamworth or Coventry visit because the case will not come off wastes a slot that could have been booked as two hours from the start.
Is a Magnetic Filter Included in a Boiler Service?
The filter is always inspected. Emptying it is usually included where it is accessible and the isolation valves still turn, and the volume of ferrous sludge it has captured tells us a great deal about the condition of the system water and the level of inhibitor protecting the heat exchanger.
If the filter needs parts, or if the sludge loading points to a circulation problem rather than normal wear, that becomes separate work. Raise it at booking so nothing arrives as a surprise.
Are Radiators Included in a Boiler Service?
No. Obvious cold spots, cold returns and visible leaks are recorded on the sheet. Balancing an entire heating system, fitting thermostatic radiator valves or correcting flow rates across a property is a distinct job with its own labour time.
We can quote that separately if last winter felt uneven. Mention it when you book rather than on the day.
Do You Only Service Certain Boiler Brands?
No. Viessmann is a main line for us, and the same service checks apply equally to Worcester Bosch, Vaillant, Ideal, Baxi, Glow-worm and the other domestic brands fitted around Coventry, Rugby and Tamworth.
Very old discontinued models simply take longer, because parts availability and manufacturer instructions both become harder to pin down. If we cannot support a particular make to the correct standard, we will tell you rather than guess our way through it.
What Happens if a Boiler Fails the Safety Check?
You receive a clear explanation of the defect, its classification and what happens next. A fault will be recorded as At Risk or Immediately Dangerous, and an Immediately Dangerous appliance is disconnected and capped with your permission on the spot.
That outcome is precisely why the work is carried out by a Gas Safe registered engineer rather than a handyman. We can then quote the repair, or, where the appliance has reached the end of its serviceable life, talk through a replacement installed and commissioned to the same standard.
